A big house. An owner-occupied rental apartment building typically has its owner’s penthouse above the rental units. Hatsuse Mita is also an owner-occupied property with several rental units, but its spatial organization is much different. The owner’s family was forced to move out of their former residence due to the area’s redevelopment project and they needed a new home that can adapt to changes in their family structure and society.

The spacious property at Kirchenstrasse 19 in Schongau belongs to a closed row of plastered, two-storey eaves-standing houses in a late medieval old town near the Swabian region. Schongau is a planned Staufer city built after 1225, which came into the possession of the Bavarian dukes in 1268. Most of the city’s development is closed. Two criteria had to be met from a monument preservation point of view for the urban farmers’ estate in the listed ensemble of the city centre: the substantial preservation of the outer building shell including the roof structure and the design of the outer shell in keeping with the characteristics of the old town.

600 Church Street Building / Wood Marsh

Sitting in contrast to the industrial grit of Cremorne as a progressive commercial building, Church Street reinforces its corner allotment, boldly ascending as a monolithic crystalline glass formation. The building’s faceted outer shell is an intentionally ambiguous interplay with scale. The futuristic form and materiality contrast with the surrounds, accentuating the building’s refined and polished nature against the area’s raw and textured industrial past.

Residential Building Hegenheimerstrasse / Itten+Brechbühl

The place is an old work yard, typical for Basel and the quarter. It is one of the few city blocks that has never been completely closed by buildings in the course of its history. This encouraged us to let the building, as it were, peep out of the courtyard. In addition, the client has a quite personal relation to the site, as he started his professional career in that very place.
